What kinds of houses do you buy?
Are you a REALTOR® or real estate agent?
No, I am not a REALTOR® or real estate agent. I buy houses in Southern California directly from homeowners without the use of a real estate agent. By skipping the "middle-man", homeowners like you are able to save money, time and hassle when selling their homes. All transactions are handled by a reputable escrow company.
What if my house needs lots of work, has code violations or needs updating?
I buy properties in any condition
. I buy them “AS-IS”, so there are no repairs that you need to do. You don’t have to worry about permits, termite inspections & repairs, leaks or mold. You won’t have to deal with real estate agents, mortgage brokers, appraisers or inspectors. I will even buy your property if it has code violations. You don’t need to perform termite repairs or fumigation, either. Let me take care of the details.
Is there a fee for your services?
No, never. I will never ask for any money. In fact, I pay for all the escrow fees, even those that are typically the seller's responsibility. It's one more way for me to be transparent during the sales process.
Am I obligated to sell my house to you?
Absolutely not, and I won’t pressure you either. That’s not my style. If my offer meets your needs great; if it doesn’t, that is okay, too. The decision is yours.
Do I have to fill out the Offer Form?
It would be helpful if you did. It is important for me to have as much information as possible, so that I can have an informed conversation with you when we talk. The more information you can give me, the more information I can give you.
When can I expect to hear from you?
I will get back to you as soon as possible, typically 24 hours or less. If you need to speak to me right away, let me know by phone or email to call you ASAP.
In the end we OBVIOUSLY chose Jennifer over the other parties. Not just because her offer came in where we wanted or her terms were the most favorable, but because she took her time and was sensitive to the situation.
What happens after I accept your offer?
It’s a simple process
. We open escrow with the escrow company, providing them with all the necessary paperwork. A few days later, an appraiser will come to the house for a 20 minute walk-through. The appraisal does NOT affect the purchase, it is for my records only. Within 1-3 weeks (depending on the paperwork and speed of signing the paperwork) you will have your money and your house will be SOLD!
Why should I sell my house to you?
Good question. I will offer you a fair price and work within your time frame, whether it’s long or short. I will do what I say I am going to do. I will not pressure you in any way. I will make the escrow process as painless and easy as possible. Whatever your situation, I am not here to judge…I’m here to help.
