Time to Sell Your South Bay House?

sell house nowIs it time to sell your house in the South Bay? As a buyer, and seller in the area, I am constantly looking for signs of recovery in the real estate housing market. Unfortunately, the only signs I'm seeing are warning signs.

If you're thinking about selling, now is the time

While there is a fair demand for housing and historically low loan rates (but those great loans are hard to get), unemployment is still high. This means that even if you come to an agreement with a buyer, they may not qualify for a loan. Additionally, there are countless bank-owned homes muddying the housing market daily. These homes are bringing down the value of your house. Unless you plan to hold onto and maintain your South Bay house for a decade or more, the time to sell is now. Remember, if you list your house, it doesn't matter what you want to sell for, it's what the market allows you to sell for.

Tips to Sell Your South Bay House Fast

  • Understand the local South Bay real estate market and be realistic about your home's worth. Otherwise, you are guaranteed to be disappointed.
  • It has to be in "move-in" condition to get strong offers. If it's not, buyers that are in the market for a fixed-up home will look elsewhere.
  • If you can't afford to fix it up, then price it at a discount. Overpriced homes get little to no showings and very few (below asking price) offers. Usually, they get stale sitting on the market.

Simply put, buyers want a "move-in ready" houses for a steal. Price your house to sell or spend the cash to get it in "move-in" shape.
