Real Estate Market Update - May 2014

City of Carsonin escrow to purchase 2 properties at the moment; one fairly close to us, in Carson, and another a bit further away, in Temple City. When I checked the monthly real estate market update from today, I naturally looked at these areas first.


Carson has 2 residential zip codes. Of the 2, 90745 had the most single family residences and condos sell last month. According to the 22 single family residences (SFR) that sold, prices are up 8.9% from last April. Condos are down 3.8%.

90746, home to The StubHub Center (formerly The Home Depot Center), saw 15 SFR's sell at prices 24.2% higher than one year prior. This is great news for us because 90276 is the zip code we're buying in. Condo prices in 90276 are down 13.6% from last year. No need to fret, this percentage is only based off of 3 sales, which could have been short sales, fixer-uppers, bank owned properties, etc.

Temple City

Temple City has only 1 zip code, 91780. 26 SFR's sold in April averaging prices 0.9% less than last spring. While I'd rather see a percentage that isn't negative, this doesn't particularly worry me. Last year sales were strong, so if we're on track with last year's prices, I'm a happy camper. The Temple City Unified School District is highly sought after, which keeps real estate in demand.
