I love lists, especially when I can learn something from them and even more when it's about real estate.

Such as, what are the top real estate websites, especially if you are selling your home? In doing research on this subject, I was reminded that you can look at it from a few different points of view.

First, what are the top real estate websites according to visitors?

Then, what are the most appealing websites from a visual standpoint? And, lastly, which ones are most important to you for your needs? This is the critical question to ask. If you are considering selling your house, you need to do some homework. This blog and the accompanying lists and websites will help you on your way.

For, I research the comparable homes for sale, sold or pending in the neighborhood. The rest of the list can help you understand more about pricing, timing, potential repairs and fixes (compared to other homes that have sold), rental market, neighborhood facts and realtor information.

No matter how you are going to sell your home, you will, at some point, need to hire some professionals. Whether it's a realtor, a real estate investor (such as myself), an escrow company or title company, or a contractor, you need to research their company or background. If you want to know about a realtor's ability to sell a home, check out their website. Does it excite you? Most, not all, realtor websites are very cookie-cutter.

This list will give you an idea of what to look for in a great marketer, especially if you are looking at realtors. Wouldn't you want a realtor who knows how to market themselves, let alone your home, really really well?

Doing Some of Your Own Research

One thing I will add that you won't find in the top real estate websites are the many, many local niche websites for your neighborhood. You need to research that neighborhood, city or area on your own. It's definitely worth taking the time to do that to add to your research. You never know what you will learn that could make all the difference.
